A worker cooperative founded in Lecce in 2013 and operating since 2014. We manage other people's properties across 18 university cities and 10 Italian regions.

Management is our trade

HOMA is a worker cooperative, incorporated as a cooperative joint-stock company, based in Lecce. We neither build nor buy: we assess, take on management or concessions for other people's properties, and bring them to income. We also advise those who are buying or building — optimising, from the design stage, the building's functions, management and future returns.

We were born digital: in 2013 the service was a platform, back when finding a home still meant notes pinned to university boards. Technology has never been separate from the craft since — virtual tours on every listing from 2016, then the tools to hold hundreds of contracts, tenants and properties together — and today we use artificial intelligence inside our operating processes, to answer faster and manage better. It is also why we are listed in the Italian register of innovative SMEs.

Where we are

18 university cities, 10 regions, a local team in each.

In each of these cities HOMA does two things: it manages properties on the ground, opening residences, meeting owners and stepping in when something breaks, and it runs a housing desk for people looking for a home, often under agreement with the university or the regional right-to-study body.

This is not a network of sales offices: it is the reason a landlord in Bergamo and a student in Lecce both speak to someone based in their own city.

Why a cooperative

A worker cooperative: those who operate it can own it

The cooperative joint-stock company is HOMA's historical operating core, and it is not a formality: the people who work here can become members, take part in the general meeting and elect the Board. In a business measured in years, those accountable for results are the same people who deliver them.

Institutional members

Patient capital, for medium-term growth

Financing shares open the cooperative's capital to institutional investors: they sit on the board with their own representatives, monitor management and take part in development decisions, within a company that remains a prevalent-mutuality cooperative.

This is patient capital, invested for medium-term returns: since 2020 it has made possible operations that absorb capital long before producing revenue, such as a student residence rebuilt years before its first resident moves in.

Brands and companies

Each operation has its own corporate vehicle

HOMA Group is the set of brands and companies referring to HOMA, not a legal entity of its own. Brands and vehicles stay separate because social housing, student housing and partner-led projects carry different constraints, accounts and liabilities.

Our story

From 2013 to today, twelve years of growth

In 2013 two students away from home won Principi Attivi, the Apulia Region's call, and founded a cooperative helping students find housing. Between late 2020 and 2021, with universities closed by the pandemic, that cooperative changed form: it became a joint-stock cooperative, opened its capital to institutional members and took the HOMA name. From there, property management became the trade.
