A neighbourhood, not a facility

Instead of one building, apartments spread across the city, run by HOMA directly or through its companies under residential leases: students and young workers live side by side. Residents live in a neighbourhood rather than a facility, with the same service a residence provides.

Why a whole building is not required

In many university cities the available stock is not student residences but apartments scattered across the urban fabric. Managing them one by one is unsustainable; managing them as a network (shared procedures, one point of contact for residents, a local team) works. That is the distributed campus.

How we assess a property

Each apartment is assessed for location relative to campuses and transport, real demand as observed on Cercoalloggio, rent affordability, layout and long-term running costs. If the numbers do not add up we say so upfront, rather than filling a property that cannot hold.

Demand and commercialisation

Cercoalloggio connects the network to demand: listings, viewings, contracts and the accommodation-service tools reserved for students of the institutions we have an agreement with.

If the property is a whole building

A network of apartments or a convenzionato residence: two different roads

The distributed campus is made of units spread across the city, under ordinary residential leases. A whole building can instead become a convenzionato residence, with controlled rates, ranking-based allocation and obligations towards the authority for the whole restriction period: that is the road for those awarded public funding. Contract, revenue and who sets the rules all change, so it is worth looking at them separately before choosing.
