The need

Easing the housing squeeze takes more supply

Investors in regeneration go where returns are highest and fastest: hotels, healthcare buildings, offices. Housing falls behind — yet the demand is there. These are people with a regular income who still cannot find a home: students away from their home town, relocated workers, families earning too much for public housing and too little for the open market.

We work with owners and investors one building at a time, starting from housing. We study the local market and build a model that makes beds, connected services and commercial spaces profitable. Our job is to get the project started, and to make it work over time.

Assess, launch, operate

A building stays empty when no activity can pay back its renovation.Our job is to identify that activity before work starts, not afterwards.

    We analyse the asset and local demand, define the business plan and choose the operating model. If the model doesn't hold, we don't proceed.

    Launch

    We set up operations and bring the property to income: commercialisation, suppliers and services, until it works as a housing service.

    Operate

    We run it at steady state, under Gestione Integrata or Rendita Garantita: we keep the property occupied and the service up to standard, year after year.
